An ‘air rights’ development opportunity to create new residential homes close by Parliament Hill Fields and the Lido needed to bridge both the existing commercial use at ground floor with the new residential above, as well as integrating a modern building into an historic mixed townscape.
The design solution includes the use of prefabricated modular construction throughout, engineered to transportable volumes and incorporating London Plan design standards. Balconies to the street scene form part of the modern interpretation of the Lissenden Gardens Mansion blocks with their expressed horizontal bays and vertical punctuation integrating the modern building sympathetically into the existing townscape.
The design captures the technical challenges of ‘air right’ development through the modular construction techniques creating a building of townscape merit reflective of the neighbouring Mansion blocks whilst achieving 22 desirable and valuable residential apartments.
